'Save a shekel' – build cheaply

As a business owner – an Israeli architecture firm, I receive different inquiries every day.
Some are through the website, and some are phone calls.
Sometimes there are inquiries that make me wonder, how are people, who are going to build their private homes,
And investing a great deal of money in this process, making choices that harm them?

I recently received a phone call from a family interested in building a new home – a 220-square-meter villa in a community in the center of the country.
They work with an interior designer who plans their home (according to the Planning and Building Law, an interior designer is not allowed to plan houses and apply for a building permit).
and with an 'old-generation' construction engineer by definition.

They contacted me for the following reasons:
  • They think that their interior designer, is not familiar with the law and the various regulations.
  • The interior designer is not authorized to submit the application through the 'Available Licensing System', as I don't have an 'identification card' for the system.
  • The building engineer does not hold an 'identification card' for an 'available licensing system'.
  • The interior designer and the engineer are not familiar with the work procedures vis-à-vis the Home Front Command, and the manner of filing with the Home Front Command system.
  • The interior designer does not have the professional knowledge and experience required regarding the construction method they want to implement.
  • The family is interested in building a house using the green building method – advanced construction.
  • The interior designer and the skeleton engineer are not familiar with the latest building materials on the market.
  • The interior designer works in a drawing program that is not Autocad or Revit, but kitchen planning software.

Now they need something to get them out of this situation.
Of course they chose to work with the same people because it was ' cheaper' than working with architects.
This is what happens when trying to save on a shekel.
You end up paying a lot more.

Remember, more and more people who are not architects, are presenting themselves as having a degree in architecture. Among them are interior designers, architectural engineers and structural engineers.
The role of architects is first and foremost to translate the desires of customers into a tangible product in the form of a residential house.
To connect the spiritual needs of each person – the dream, the aspirations, the requests ... And among the planning data of the territory, budget, climate and wind regime data, legal aspects, structural aspects, etc.
Combining them together makes it possible to tangibly express the wishes of the customers, and to create the home from them.
But beyond all this, architects bear professional responsibility for the buildings they design.
Responsibility that stands before the law, vis-à-vis the licensing and planning bodies, and the Ministry of the Interior.
When you apply to someone who is not authorized to act within the law, and does not have a valid architect's license, you are endangering yourself and the house you are about to build.

What material is better to insulate the roof?
Foam polyurethane or F30 styrofoam boards or similar insulation panels from other companies.
As an architect, I think both methods are good, as long as they are done correctly.

As an architect, I always require sealing to cast the walkway or balcony.
This is in addition to sealing the knot beams.
