2. "A key contractor" – After the planning stage and obtaining the building permit, it is possible to choose one contractor who carries out the entire construction project from start to finish.
3. "Project Manager (Supervisor)" – After the permits are received, it is possible to hire a project manager whose role we will expand on in this article.
4. "Self-contracting" – a method suitable only for those with extensive knowledge in the field of construction, experience in construction and construction projects in the past, and especially a lot of patience and free time... What are the roles of project manager?
In any construction project, large or small, renovation or expansion... There are two main components, which depend on each other and affect its quality: the construction budgetand the level of execution.
The supervisor's role is derived from these components, and aims to minimize execution costs while maintaining a high performance standard and controlling the quality of construction materials.
Project Manager Tools:
1. Building an estimate of execution costs – After familiarity with the various construction characteristics (type of construction materials, level of difficulty of execution, and other unique characteristics determined by the planners), the project manager prepares an estimate of execution costs. This estimate serves as an estimated budget framework for calculating the cost of the entire project. It is important to remember that the price presented in the assessment of execution costs is not final, and its purpose is to examine in general whether the estimated cost corresponds to the budget in the hands of the beaver family, or if it is necessary to make changes to the plans or increase the funding request.
2. Building schedules – This is the most important utility for you – the beaver family. The schedules help you organize with the means of payment that you have, since the payments are divided according to the rate of construction progress in the field. In addition, the schedules allow for monitoring of the various stages of execution, and to know when different works are done on the site, and when the aluminum, flooring, etc. should be ordered.
3. Execution of tenders with contractors and subcontractors – receiving quantities from the planner and executing a tender according to him between different contractors. After receiving the proposals, the project manager will manage the contractual engagement with the executing contractor and the subcontractors. Not all architects and engineers issue quantitative writings. Some of them issue partial quantities and their lessons provide detailed or complete quantitative writing.
4. Close supervision at all stages of the project, according to an agreement with the customer* – the project manager will visit the site area according to a predetermined frequency during the engagement with the customers. This frequency varies depending on the stages of the project. It is important that the project manager be available to the customers or to the contractor during the execution of the project. 5. Payment to contractors according to stages – payment to the various contractors will be made after the approval of the project manager. In this way, the project manager ensures the execution and completion of the project as planned. Keep in mind that the contractor or work crews should never be given the full prepayment.
6. Handling problems and coordination with a planner and the professionals in the field – the project manager is in regular contact with the various professionals, from thearchitect of the planner to the last of the workers on the site.
7. Working with "Supreme Supervision", consultants and other authorities– according to the Planning and Construction Law, thearchitectand skeleton engineerare obligated to carry out supreme supervision of the construction site. This oversight is not a substitute for the work of the project manager / construction supervisor. Every construction project, in addition to planners, can have many consultants. The most common of them are the ground consultant and the surveyor. Authorities as needed: local authority, electric company, Bezeq, Mekorot, etc.
